Having two buildings in different locations on the property presents you with two different experiences.

Our Hillside Building is located on the Freeport side of the Cousins River and is great for families with children. Hillside features:

• A sprawling lawn & playground area
• Outdoor pool
• The Freeport Café
• Two pet friendly floors
• Beautiful pet walking area

The property view rooms overlook our pond with a beautiful fountain. At night you can sleep soundly listening to the chirping of frogs and crickets.

Our Topside Building is located on the south side of the tidal Cousins River in Yarmouth, just a short 1/4 mile drive from the registration office. Many guests prefer to stay in our Topside Building because it is very quiet and secluded, your own sanctuary! Topside features:

• Limited pet friendly rooms
• Completely smoke free building
• The Muddy Rudder Restaurant
• Second floor is on ground level with no steps for entry

Property view rooms in this building have a beautiful view of the marsh, passing boats and tides. The lower deck rooms are a guest favorite!

You will need to come back across the river to enjoy the Freeport Café, pool or playground, but no worries about parking!
